Read guideWill refinancing your home loan save money?
Compare your current mortgage with a new offer after switching costs. Start with the same remaining term, then test a longer term if you need to compare lower repayments with a longer time in debt. Suitable for home and investment loans within the assumptions below.
What to enter
Use your outstanding balance, actual interest rates and years remaining. Add quoted one-off costs, then open loan settings for annual fees, offset and interest-only periods. Choose how long you expect to keep the loan, rather than automatically comparing its full term.
A $500,000 refinance example
A $500,000 loan at 6.5%, with 20 years remaining, switches to 6% for the same 20 years. Switching costs are $3,000, paid upfront. Both loans are principal and interest, with no offset or recurring fees. Rates stay unchanged. These are illustrative rates, not current offers.

How to read your comparison
Monthly outflow shows the starting budget difference. Net savings include switching costs and debt left at your chosen date. Break-even is the first month interest and fee savings recover switching costs; it may fall outside your comparison period or reverse later.
What this estimate leaves out
Rates and offset balances stay constant. This monthly model excludes tax, cash-out borrowing, approval checks and returns on cash-flow differences. It does not compare lenders or current offers. Check quoted costs and terms before acting.
