What does this calculator estimate?
It applies the standard transfer duty rate published for the selected state or territory. If you select first-home buyer, it applies only simple full exemptions and published value bands. Complex concessions, surcharges and shared ownership need an official assessment.
Is stamp duty based on the contract date?
Usually. State rules use the contract or liability date to choose the thresholds. If rates changed around your contract date, use the official source linked in the result.
Can I use this for an investment property?
Yes. Choose “Rent it out” to keep first-home owner-occupier relief out of the estimate. Investment properties usually use the general rate, with separate rules for foreign purchasers and other special cases.
