Gross rental yield is annual rent divided by purchase price. Net yield subtracts vacancy and operating costs first. Cash flow then accounts for your loan payments and entered capital spending. Use these figures to compare the income from a property with the cash it takes to hold it.
Start with purchase price and rent. Add the costs you know, choose your finance, and test your assumptions. You can also compare refinancing, explore future returns and export your calculations. No account is needed.
