Cash to prepare = your contribution to the price + entered purchase costs + cash reserve − confirmed grant available by settlement. The estimated base loan equals the price less your contribution. It excludes fees added to the loan.
Blank costs count as zero in the sum and stay marked as unconfirmed. A grant reduces the sum only after you confirm its amount and timing. Stamp duty is user-entered; this tool does not apply eligibility rules or duty tables.
