Why a $500,000 and $600,000 purchase differ
At $500,000, the Territory formula gives $23,928.60, rounded here to $23,929. At $600,000, the 4.95% whole-value rate gives $29,700. The higher band is not just a percentage on the amount above $525,000.
The current schedule uses a formula through $525,000, then whole-value rates of 4.95% below $3 million, 5.75% from $3 million to below $5 million, and 5.95% from $5 million. Check official rates ↗

Which relief should you check?
House and land package exemption
A qualifying single transaction with a building contractor may be exempt for contracts from 1 July 2022 to 30 June 2027. The contractor’s land purchase and your occupation also matter. Choosing “New home” does not apply this exemption here.
Review the current home-owner assistance programmes for your property and contract dates. This calculator shows general duty, not a grant eligibility result, and does not deduct assistance automatically.
Divide the dutiable value by 1,000 to get V. Duty is 0.06571441 × V² + 15 × V. For $500,000, V is 500. The estimate rounds the final result to a whole dollar.
Does a first-home selection make duty zero?
No. Being a first buyer does not by itself establish a modelled exemption here. Check the actual assistance or exemption conditions and obtain the official assessment.
What do I enter for a discounted or family transfer?
Use the greater of price and unencumbered value. Family transfers, changes of ownership shares and other special transactions may need different treatment. Use the Territory Revenue Office for those cases.
Is this a Darwin-only calculator?
No. The same Territory schedule is used for residential property in Alice Springs and other NT locations. This is independent of government and does not calculate vehicle stamp duty.
