A $900,000 property before first-home relief
$11,602 covers the first $387,000. Add 4.5% of the remaining $513,000 ($23,085) to get $34,687. Enter $900,000 with first-home buyer unticked to reproduce the estimate.
General thresholds apply for the 2026/27 financial year. Earlier contracts need the historical rates. Check official rates ↗

Which relief should you check?
Buying your first home
Eligible new or existing homes up to $800,000 can be exempt. Reduced duty may apply above that amount and below $1 million. This tool models the full exemption, but refers partial relief to Revenue NSW.
Vacant land has different limits: possible exemption up to $350,000 and partial relief below $450,000. Choose the land option rather than applying the home threshold to your block.
A value in a partial-concession band needs the official assistance calculator. N/A is not zero duty. Do not put zero in your purchase budget while awaiting confirmation.
Does a first-home selection confirm eligibility?
No. Ownership history, your spouse, citizenship or residency and living in the home affect eligibility. The scheme generally requires 12 months of occupation. Check the official requirements before relying on a possible exemption.
What happens above the premium threshold?
The estimate includes the 2026/27 residential premium band above $3,870,000. It assumes wholly residential land of no more than two hectares. Mixed use and larger land need Revenue NSW assessment.
Is this a Sydney-only or vehicle calculator?
This is an independent property calculator for NSW, including regional purchases. It does not calculate vehicle duty, foreign-purchaser surcharges or decide the correct value for a related-party transfer.
This tool does not decide eligibility, include foreign purchaser surcharges, account for shared ownership or replace a conveyancer’s duty statement. Keep the official link beside your budget and confirm the amount before you sign or settle.
