A $650,000 home: general and first-home rates

General duty is $11,115 plus 4.75% of $290,000, giving $24,890. Under the current first-home rate, an eligible home at the same value is $8,075. Compare the two by toggling first-home buyer with “Live in it” selected.

First-home examples use transactions from 7 May 2026. Earlier transactions use different limits. Check official rates ↗

Which relief should you check?

Home or vacant land?

Current first-home limits differ: homes may be exempt up to $600,000 with reduced duty up to $800,000; land may be exempt up to $450,000 with reduced duty up to $550,000.

Eligibility still matters

The first home owner rate is linked to grant eligibility rules, but an established home can qualify for the duty rate without qualifying for a new-home grant. Price alone does not establish entitlement.

Western Australia stamp duty questions

Do Perth and regional homes have different limits?

The examples use the statewide home limits from 7 May 2026. Some earlier transaction periods had different metropolitan and regional caps. Use RevenueWA for a historical contract.

Does “Live in it” apply every home concession?

No. The separate concessional rate for qualifying property up to $200,000 is not applied here. An eligible buyer in that range should check RevenueWA before using the general estimate.

Does a new apartment get off-the-plan relief?

Choosing “New home” does not model off-the-plan relief. Contract timing and the property arrangement matter. Review the current housing taxation package and get an official assessment. Read the official guidance ↗

Is this the official RevenueWA calculator?

No. It is an independent residential purchase estimate. Check the official result before settlement, especially for shared ownership, foreign purchasers or unusual transfers. Grants and registration costs are separate.
