A first home at $795,000
The home rate gives $21,625. Deduct the $1,735 first-home concession to get $19,890. This matches QRO's worked example and concession table.
Eligible first buyers of new homes or residential vacant land can instead receive full relief for contracts from 1 May 2025, without a value cap. Select the correct property type above.
Queensland stamp duty questions
Do first-home buyers pay stamp duty in QLD?
For eligible established-home purchases under the current rules, duty is nil up to $700,000, with partial relief below $800,000. At $800,000 or above, the ordinary home concession may still apply. New homes and vacant land have a separate concession path. Check first-home eligibility with QRO.
Can I get a concession if I have owned a home before?
Possibly. The home concession is separate from first-home relief. It depends on occupying the home and meeting QRO's conditions. Buying vacant land for a later home does not by itself qualify for the ordinary home concession. Read the home concession conditions.
What changed for new homes and vacant land?
Contracts from 1 May 2025 have a full first-home concession for eligible new homes and residential vacant land. A newly purchased established home is not a new home for this rule. QRO also recognises qualifying substantial renovations. For land, you must build and occupy your first home within two years of settlement and meet the other conditions. New-home rules and vacant-land rules.
Which date and property value should I enter?
Use the date the contract is signed, rather than settlement. The calculator supports contracts from 9 June 2024 and assumes published rules continue for future dates. Dutiable value is generally the higher of the consideration and unencumbered value. Related-party transfers, mixed-use land and unusual transactions need an official assessment.
What if I am buying an investment or buying with someone else?
Choose “Rent it out” for general duty without home concessions. This calculator excludes additional foreign acquirer duty, which can add 8% on relevant residential acquisitions. If co-buyers qualify for different concessions, use QRO's calculator for a calculation by ownership share. For concession transactions from 1 August 2026, citizenship or qualifying residency requirements also apply.
Is this the QRO or OSR calculator?
No. BrickOutlook is an independent planning tool. Queensland Revenue Office, previously known as the Office of State Revenue (OSR), provides the official transfer duty tools. This page covers property transfer duty, not vehicle registration duty.
