Start with $21,330 at $500,000. The remaining $100,000 adds $5,500, producing $26,830. First-home status alone does not remove duty on an established home under the new-home relief scheme.

Which relief should you check?
A new home or land to build
Eligible first buyers can receive full relief on a new home or vacant land for a new home for contracts from 6 June 2024, without a property-value cap. Earlier contracts have different limits.
The first-home relief scheme covers new homes, qualifying off-the-plan apartments and land to build on. An established home is not made new merely because it is your first purchase. This calculator keeps general duty for that selection.
No. A zero result is a possible eligible-buyer scenario. RevenueSA checks your circumstances, including your spouse or partner, prior ownership and occupation. Contracts from 13 February 2025 have stricter prior-ownership rules.
Is stamp duty relief the same as a grant?
No. Relief reduces duty; a grant is a separate payment and application. Do not subtract both from the same duty figure or assume a grant will be available at settlement.
Are seniors and other concessions included?
No. Seniors downsizing relief and special exemptions need a separate official check. They are not inferred from choosing to live in the home. Read the official guidance ↗
Does this include all Adelaide purchase costs?
No. The same state duty schedule is used for regional SA, but transfer registration, legal work, inspections and lender costs remain outside this number. Add confirmed costs to your purchase budget.
This tool does not decide eligibility, include foreign purchaser surcharges, account for shared ownership or replace a conveyancer’s duty statement. Keep the official link beside your budget and confirm the amount before you sign or settle.
