Which relief should you check?
Established-home duty relief has ended
The former exemption for eligible first buyers of established homes up to $750,000 does not apply to settlements after 30 June 2026. The calculator does not carry that exemption into a current purchase.
A new-home grant has its own contract and construction conditions. Receiving a grant does not automatically make property transfer duty zero. This estimate does not subtract grant payments.
The expired established-home exemption is not applied to current estimates. If your settlement was within the earlier period, use SRO guidance to check an application or refund rather than this current planning tool.
Are off-the-plan and pensioner concessions included?
No. The SRO lists separate conditions and date windows. The off-the-plan apartment concession is not available for agreements signed after 30 June 2026. Pensioner downsizing relief requires its own assessment. Read the official guidance ↗
Which value should I use?
Duty uses the greater of price and unencumbered value, including relevant chattels. Ask your conveyancer to confirm the dutiable value if it differs from the advertised price.
Is this only for Hobart?
No. It is an independent residential-property estimate for Tasmania, including Launceston and regional purchases. It does not calculate motor-vehicle duty or the full costs of settlement.
This tool does not decide eligibility, include foreign purchaser surcharges, account for shared ownership or replace a conveyancer’s duty statement. Keep the official link beside your budget and confirm the amount before you sign or settle.
