How to calculate gross and net rental yield

Gross yield = annual rent before vacancy and costs ÷ purchase price × 100. Net yield = (collected rent − operating costs) ÷ purchase price × 100. This calculator allows for vacancy before applying management fees.

Start with price and rent for gross yield. Add Running costs for a more useful net estimate. A blank expense stays unconfirmed; enter 0 only when you mean no cost. Neither yield includes your loan repayments, personal tax or future capital growth.

Rental yield example: $600,000 and $650 a week

    Annual rent before vacancy
    $33,800
    Gross rental yield
    5.63%
Rent collected after two vacant weeks
    $32,500
    Annual operating costs, including management
    $11,875
    Net operating income
    $20,625
    Net rental yield
    3.44%
    Inspect the example inputs
    • Purchase price $600,000; rent $650 a week; two weeks without rent each year.
    • Annual rates $2,000; water $900; strata $3,500; insurance $1,200; maintenance $2,000.
    • Management fee 7% of collected rent. Land tax and other running costs are set to $0 for this example.
    • Loan $480,000 at an assumed 6% for 30 years, principal and interest, no offset. No extra capital spending or tax adjustment.

These are illustrative inputs, not current quotes or estimates for a particular property. Buying costs are separate from these annual figures.

    $33,800 ÷ $600,000 × 100 = 5.63% gross. After vacancy and costs, $20,625 ÷ $600,000 × 100 = 3.44% net. Percentages are rounded to two decimal places.

What does a higher yield tell you?

It shows more rental income relative to the entered purchase price under your assumptions. It does not establish affordability, property quality or total investment return. Compare vacancy and costs on the same basis rather than choosing a property from one percentage.

A positive yield can still leave you funding a weekly shortfall once the loan is paid. Use the rental property cash-flow calculator for that question, or read the gross vs net rental yield guide. See the calculation assumptions.

    Manage local calculator data

Removing a saved version gives you 30 seconds to Undo. Its old revisions and linked drafts are cleared when that period ends while this page is open, or on your next visit. Unsaved changes and edits made during Undo stay in a separate draft. Independent saved copies and concurrent edits also stay separate.

Saved edits replace older revisions during automatic cleanup; current saved versions and separate edits are kept. Other recent drafts keeps up to 12 inactive drafts for 30 days. Open tabs keep their own draft. Export a session for long-term backup.
