How to calculate rental property cash flow

Annual cash flow = collected rent − operating costs − full loan repayments − entered capital spending. Divide by 52 for the average weekly result. A negative result is a contribution you need to fund; a positive result is a surplus under the entered assumptions.

Enter rent and vacancy, add the ownership bills, then choose cash purchase or mortgage in Funding. Unknown costs stay unconfirmed. Weekly figures are annual averages, not a schedule of when bills or repayments fall due.

A property with positive yield and a weekly shortfall

    Rent collected after vacancy
    $32,500 / year
    Operating costs, including management
    $11,875 / year
    Income before loan repayments
    $20,625 / year
    Full principal-and-interest repayments
    $34,534 / year
    Before-tax cash flow
    −$13,909 / year
    Average weekly contribution needed
    $267 / week
    Inspect the example inputs
    • Purchase price $600,000; rent $650 a week; two weeks without rent each year.
    • Annual rates $2,000; water $900; strata $3,500; insurance $1,200; maintenance $2,000.
    • Management fee 7% of collected rent. Land tax and other running costs are set to $0 for this example.
    • Loan $480,000 at an assumed 6% for 30 years, principal and interest, no offset. No extra capital spending or tax adjustment.

These are illustrative inputs, not current quotes or estimates for a particular property. Buying costs are separate from these annual figures.

The same property has a 3.44% net rental yield, but its loan payments exceed net operating income. $20,625 − $34,534 is about −$13,909 a year, or −$267 a week. Repayments use monthly compounding; figures here are rounded to whole dollars.

Cash flow is different from taxable income

Full principal-and-interest repayments reduce available cash. Repaying principal is not a rental tax deduction. The optional tax scenario is separate, uses your assumptions and does not decide eligibility or guarantee a refund. Check the ATO rental-expense guidance before relying on a deduction.

Test vacancy, higher bills and different rates rather than treating one year's average as a buffer. ASIC's investment-property guide explains costs and risks. For our model's boundaries, read the weekly holding-cost guide and methodology.

Removing a saved version gives you 30 seconds to Undo. Its old revisions and linked drafts are cleared when that period ends while this page is open, or on your next visit. Unsaved changes and edits made during Undo stay in a separate draft. Independent saved copies and concurrent edits also stay separate.

Saved edits replace older revisions during automatic cleanup; current saved versions and separate edits are kept. Other recent drafts keeps up to 12 inactive drafts for 30 days. Open tabs keep their own draft. Export a session for long-term backup.
